I think it would be of benefit to our entire community to find a detailed description of a recent flip, complete with numbers, pictures, and more, here in our real estate success stories forum.Lastly, It's my belief from the tone of your post that you intend to follow the letter of our terms of use but perhaps not the spirit of the community here.  

Now I am eager to learn the best strategies on how to continue to invest in rental properties (mostly duplexes, triplexes, and quads).I've heard so many stories where people have bought properties with NO MONEY down and I am wondering if it is possible to do that with these specific investments properties that I have stated above.I first want to let you know my situation: I am a 21 year old administrative assistant for an engineering company in Tallahassee, FL. 

What will happen is a presentation of successful stories.  

Long story short the income doesn't cover the expenses of home care and we are bleeding money.

My boss brought up a story about a broker he knew being sued for things he did not advise his client on during the due diligence period.

I got his whole life story etc .  

Ok, now my failure stories (so much cooler than success stories, it's like shark bites you can show your dates)- Couldn't get a loan for my first fourplex because I couldn't get an insurer.

The project at hand is manageable, 60 row houses in 4 phases, house average is about 1600 sf in 3 stories.

Does anyone have a recommendation for taking down a rather dilapidated 2-story SFH in San Antonio?
