I have gone back and forth with holding off on buying the next one until I get my license, but decided to wait on the license until around the holidays when the market is slower.

We REALTORS work very hard everyday/night/weekend/holidays/birthdays....It sounds as though you've had one too many bad experiences with a few agents and are hell bent on shaming the entire industry into cheapening ourselves.

ThIs would buy you time if you feel you are not ready for a turnover, especially during the holidays.

Consistant w2 income, always off on the weekends, holidays & summers.

Anyone offering such a low interest rate that you don't spend the holidays with and call mom or dad, is probably trying to scam you out of whatever money you pay to them up front. 

After Thanksgiving, people are spending money on the holidays and holiday travel and budgets get tight on big ticket items like moving.
