I'd try to smooth his feathers, tell him he's welcome to list you as a reference (he probably won't and they probably won't call if he does). 

How much do you usually make an offer below the listed price?

There are a lot of wholesalers who are buying lists of properties in foreclosure / default and do not realize this in many states is considered predatory.As taxes and insurance increase along with homeowners having equity, states will start to catch on to this and my guess is start going after more of these wholesalers.It will be an easy win for them as most wholesalers act as brokers illegally (do not do double close) and do not let the homeowner know all the options available to them (modifications/ bankruptcy), they are out to solely benefit in their behalf which in itself is predatory

Also, be sure to join the BP registry so that when someone comes looking for an agent on BP, your name is on that list.

Keep in mind, you can only host open houses for listings within your brokerage. and if you go to other agent's open houses and start soliciting the patrons for business, the agent/host will not take kindly to it :) 

Lot of apartment complexes around the area used to have a waiting list so that's a good indicator on renters in the area.

Hi Everyone, I am a Realtor and I have been working very hard over the winter gathering a list of 2700 Multifamily leads. 

As strange as it was, I received an unsigned letter from her 10 minutes later, which she forwarded from him with a listing of the wrong landlord's name, a bad phone number, and an e-mail address to a utility company.The moral of the story is to review everything your real estate agent sends you.

Then pick their brains about your local market.I would review listings on line on a regular basis to get a better gauge on what properties are selling for and what seems to be in demand.
