Your best bet is to put yourself out there and continue to go to meetups and network.

Little to none of your money is possible, if you have a network of people that believe in what you're doing and are willing to be involved as an investor.

I've been networking quite a bit locally and connected with several investors in the NW that are looking to invest out of state in smaller (5-20 unit) MFR properties in the midwest.

While I don't have a lot of concrete achievements I can point to (due to only being 17) I scored a 32 on the ACT, and have been able to refine my networking abilities through myriad professional development events in my community over the last two years.I've been reading and consuming as much as I can from Bigger Pockets for years.

CAREIA is a non-profit organization in the suburbs, but they have a lot events: Meeting with speaker, Networking, and Cashflow game.
