But @Katie Smith has a great point because after the Miami apartments fell in on themselves, lenders are much tougher on condos and a lot more makes them unwarrantable which will negate an FHA and require a DSCR loan.

For example I do private lending - so it’s alllllll cash flow with zero appreciation or tax benefits.

If anyone has any leads or contacts on lenders that specialize in land loans or FHA construction loans that would be great!

The key for me was having the right teams in place (realtor/lender/property manager) to help me find / fund and stabilize the properties.
