I truly believe an LLC would really only help if there's practically no interaction between you and the tenant. 

There many ways to conduct real estate moving parts with out all personal interaction in a safe way. 

Based on my limited interactions with the tenants and seeing their living spaces multiple times I feel confident in two of the three tenants.

Then also what tenant profile are you looking for, what's the location like which contributes to potential days on market/vacancy.You're right though in that 3-fam is going to far easier to cash flow than a 2.Happy to chat further. 

Just grab a drink and chat real estate with 30-50 other investors there. 

I had a nice chat with my Bank in Portland OR last week I have 30 lots ready for spec loans and they still are going to give me 12 loans.. we have over 30 folks on our waiting list.. its a pretty cool site so that could be part of it.. but in that market there is still a shortage of houses you see some small concessions but if this cycles in 60 to 90 days my inventory will be ready late Q 4 early Q 1 so we sure hope and prey we all stabilize this summer.

We are developing a communication plan for tenants that don't pay April rent but, for now, the best advice is to let silence guide the interaction.
