From 2024 they have increased the price to 20k for 2 yrs of access.One this that surprises me is that when you are sing the FSysytem yo are a ser of the system don't have access or know anyone who are using the program so you can network.

Also one other question, if we do a bunch of improvements to the property…(because we are buying with some deferred maintenance so there is room for a 3x value increase) could we theoretically buy it from ourselves (such as our business buys it from us personally) could we get the step up in new depreciation value?

I know that the city has been consistently growing without missing a beat in past 30 years, vacancy rate is 3%, rent price was increasing in past 20 years, unemployment is consistently low at 3-5% at past 20 years and so on.

My Strategy:- Buy with primary goal of renting in the future- Live-in flip for the first 1-2 years to build equity and increase potential rental price Exit Options:- Refinance and rent the property, using equity and savings to buy again, move in, and repeat- Pull equity that built due to small renovations done over 1-2 years and purchase another property w/ intent to rent, staying in this first one- Sell/1031 (thanks to forced appreciation from reno)Will this work regardless of the asset being a townhome or SFH, or am I missing something?
