They will cause the landlords temporary pain, accrue late fees and back rent, and eventually when America reopens, get evicted, sued, and have their credit ruined.In that third case, a minority of landlords are being forced to basically donate free housing to the very worst behaving tenants.

I used to have a credit score in the 760s but I bought a distressed property and used credit cards to rehab it, causing my credit score to drop to around the 600-620s, but my plan was to do a cash out refi on 5/1/2020 (that'll be 6 months since I bought the property via hard money) so I can pay off the debts.Is there anyone who can lend 30 year fixed conventional investment loan with lower credit?

I got it under contract for 110 K it appraised at 125, the higher comps in the area are 180 to 190 K,It is in the Reno stage right now and I plan on BRRRR’ing it (The lender is just waiting for the seasoning period) and so far the pandemic hasn’t caused any hiccups, in fact it has been a breath of fresh air as inventory is low in the market that I am trying to invest in and buyers are scarce.
