That's how the properties should be being analyzed, and then use Air BnB as a value add where and while it is viable.

It is up and running with all new heat runs and a big return air to the foyer.  

It states that it has already been a profitable Air bnb for the past year and the price seems good, but I am unfamiliar on how to analyze a property for an airbnb.

The passage of time can also bring to an end the owner's right to recover exclusive possession of a property, even without losing the ownership of it, as when an adverse easement for use is granted by a court.   

Also, I expect to outperform over the long term with repairs too due to the fact there is no central heating and air currently.

You will already need to replace carpeting, paint, ozone the place, and air it out.

I can't find anything like this since most websites like Air DNA seem to focus on short term (no 30 day minimum) rentals. 

It is almost impossible to make the number work in Manhattan; unless you plan on buying air rights and build out the space, or converting the house into condos, etc.
