The biggest mistake you can make is to ask for and accept legal advice from random strangers on an internet chat board. 

If you're curious, the reason they don't post it online is because of a law in this state that prohibits any state or local agency from posting certain elected and/or appointed officials home address on the internet without first obtaining their written permission. 

One of the best ways is 1) Checkout some of the books listed here & 2) Watch the Biggerpockets webinars on underwriting or others around the internet & 3) Get some mentorship from a local mentor or a coach (paid or friend).

Advice from some guy on the internet is well intentioned but potentially dangerous.A stepson is not technically disqualified, but there are a lot of ways such a transaction could create potential issues for an IRA.
