As long as you're comparing ROI against your initial cost basis then you will always be able to see which is the best performer.

If you feel comfortable in their ability and willingness to stay on and can handle most all tasks (I would not let someone like this handle the books) then maybe you can keep your current job and be able to handle keeping the business running for little profit.

If you buy something in a rough area and you underwrite 5% for vacancy / capex / and repairs you might be disappointed with how the property actually performs.

I would suggest that you figure out what tasks you need to do as a real estate investor and make a game out of those things.For example, if you need to save money you can do something similar like you did with the Dave Ramsey course.

What are some tasks I can do everyday to get myself one step closer to my goal? 

While I never bought when serving, I can assure you, managing a single property from distance should not be a deal breaker.As long as you are careful about who you rent to, and as long as you work with a real estate agent who is willing to screen tenants or a property manager, the number of tasks that require you to be on sight for a remote rental are few and far between.In fact, everything can be done remotely, and you'll want to ensure that you have a network of contractors you can call if the property needs work at any point.
