The Seller realizes you see imperfection (and opportunity) in their house, so they feel singled out.

I told him that I could not count his daughter's income as she was not on the lease, but I realized I'm pretty ignorant on SSI and how it can be applied/counted as income.

Most of the cash that we're going to use happens to be parked in accounts in my name and we didn't realize that, for the purpose of investment property loans, I can't just give/gift the money to her.
