@Jo Zhou In a high priced market, responsible leverage is just part of the landscape we need to master - leverage is an advantage in markets such as ours.If you can invest the $42.5k (or $60k) and get a risk-adjusted return higher than, say, 5% annual, then do the refi and invest the capital. 

As to the work we each put in - everything from bookkeeping, landscaping, tenant management, unit turnover etc.... we simply use Google Toggl to track our time.

I'll have enough money to build my house , but I was kind of hoping to have the money from this deal available in the spring to help pay for landscaping and a RV garage that is gunna cost around $100k once the house is done.

I agree I think it impacts the market but I think the current state of the proposed regulations only improves the landscape for real estate investors.

The mobile homes are all tenant owned so we aren't buying the Mobile Homes, but there are several storage buildings for landscaping equipment.
