The proportion of buyers that 'go it alone' and approach the listing broker for dual representation is likely to increase, and in some (experienced) cases is justified. 

Maybe something to consider for you rather than just getting on more wholesalers lists...

What I’d really love to find is a comprehensive resource that lists out rules and regulations in different cities worldwide, but perhaps that would be the size of an encyclopedia.

"which has offers for $820k off-market to sell" - Pretty it up, get with a local agent, and get it listed on the MLS for more. 

Once we start talking about bigger pieces of land that that woulud appear to developers (i.e. homebuilders or developers who do self storage, medical office, industrial, retail/commercial) then I usually can market to them without necessarily having to put on the market, because I know who the players are in SoCal, and that helps especially when seller doesn't want to do an exclusive listing, but will let you bring offers off market.But in general, for random pieces of land that aren't necessarily for the big developers/builders, you certainly need to put it on the market.

What's the deal with the do not call list?

I haven't seen more than 3-4 good deals on the MLS (Idealista/Fotocasa) in a year and it's always almost impossible to get them (sold in hours or fake listings).That is why I thought that I would take the matter into my own hands.

I am on every single wholesaler's list in our area-none of them actually have good deals.
