However, since that is not my only strategy, my calculations on the loan would be as follows:100% Seller Financing (I know that's a dream idea):2059/mo @ 5%Cashflow from property: $637.60 (I would be PM during that time).If I apply all cashflow to the loan, then I come up with 80% equity in just over 3 years.  

I'm way more impressed with people who are out there getting their hands dirty chasing a dream than people who were born "swimming with the sharks"I also sit in on rent court sessions when I have the free time.

Our situation is a landlord dream, our tenant is never home and pays on time every month.

I have a lot of friends who qualify for VA Loans and are able to get loan terms far superior to anything I could ever dream-of... all because my uncorrected vision is so horrible that the military didn't want me. 

That said, this past Spring I decided to begin my lifelong dream to fix up houses and have rental properties.

No pressure BP, but I sure I will be leaning on all of you a lot to help make that dream come true.
