Which I see as a bonus since it’s really a vacation spot for the family when we want to use it.

@Brian Davis one depreciation advantage of STVR RE is that you can use cost segregation to take immediate bonus depreciation to shelter W2 income without needing to become a professional RE individual.

Perhaps you can request $50/door + an incentive bonus (ie if you maintain 75% occupancy you get an extra $5/door).

Tampa is a great market for appreciation so any cashflow will be an extra bonus!

Possibly you could offer to pay for a U-Haul (limited time only; got be gone within 30 days), provide a realtor to help her find a new place, offer a $500 'paperwork error' bonus. 

LOL...I like B ham a lot for turn key... my guys do a great job there for their clients. its a little under the radar and I like the topograhphy of the area so you get some character in the area's and the homes.. lots of bonus sq ft on the day light ranch type homes. yes market is more 65 yo 75 for 750 to 850 rents... 1100 plus rents are going to be more in the 90 to 110 PP range.

I took bonus depreciation through a cost seg study on the properties i bought,  and generated a paper  loss of ($370,000) My question is, can i take this entire amount against the w-2 income, and receive a big tax refund?
