What techniques have you all used to get a head start on a property?

Got the go ahead from the county/city to begin our work!

I have a follow up question as I have 3 young children of my own and I am always looking ahead... would it not be possible for the parents (investors) to just simply do the 1031 on their own to simplify taxes. 

I apologize ahead of time because I am going to apparently go against the grain here and NOT pander to just get some "lead" and instead do this goofy thing called answer your question.

I have been listening to the Podcast ever since, I listened from episode 1 to about 60, then decided to move ahead to around the COIVD age to get advice and tips more aligned with the current climate.

This is one thing I don't like about electronic signatures, is that we all tend to scream right thru it...click click click.....and we may sign something we did not intend to sign.
