Here is the bottom line, if you don't have courage to invest when the market is good, how are you going to pull the trigger if the market crashes? 

Unfortunately at my new location I just don't see the same cash flow opportunities I see in Jackson, which makes me a little more timid on pulling the trigger on new deals at Jacksonville.

I used bleach, ( bleach and urine make a lot of ammonia) , I rinsed it off and then put down huge boxes of baking soda spread on the floor and let it dry and them broomed off.I used gallons of peroxide I bought from a beauty supply place and poured that peroxide full strength on the floor and let it sizzle.. it helped open up the pours in the concrete so the ammonia from the urine would neutralize. 

People die, divorces happen, kids from another state inherit property they don't care about, people have time limits on their 1031 exchanges, people win the lottery, etc....I would call every agent you can find and say "hey, I'm ready to buy x....if you find x or anything similar to x...I'm ready to pull the trigger"

Some differentail settlement is likely with any house on our crappy expansive clay soils, so be prepared to repair drywall cracks from time to time (especially after really dry summers).""

The Problem: The lot has a dry drainage ditch running through it, starting on the front right side, and moving towards the middle as it goes further back.
