As there is no longer a northern Michigan Real Estae investing group and am considering starting one myself....would like to visit the Grand Rapids meetings if possible (weather permitting .... that is a 3 hour drive for me).  

Once the city figured out what he was trying to do, they saw it as a threat to their on-airport parking revenue, and started jerking him around on the zoning, building permits, building code, etc. 

I have an investor that when crazy on Newark and bought 5- 3 fam (little scary for me) but he bought buildings that were constructed 2006 so they'r nice n rent out fast even thought he got into 1 pitfall where there where no permits from the previous investors n had a hard time getting the C-0 however if you know the right people in Newark ull be fine.

Do you need any building permits or anything of that sort to place a mobile home on the land?

The rate may depend on your credit profile, but I would start with feeling out the seller (explain whether 3%, 5% or 7% they are getting much more than money sitting in the bank and have a secured first mortgage)....Plus, as a bonus, really explore whether you could (I know it sounds counterintuitive) undergo work to make it a  4 unit--possible addition by subtraction renovation (with all permits and licensed work) simply because this allows you into a much wider range of financing and buyers....

I would actually prefer a place where the kitchens and baths need to go, of course it must be reflected in the price, and definitely no major issues like roof or structural or anything that would need permits or contractors...
