I would perform a test during due diligence to see if it is working properly, and if it isn't calculate the cost to repair and demand as a credit at closing.Make sure you build in the cost of pumping.  

Here in CT there are tests that they use to determine the status at the time of loss.  

This doesnt pass the sniff test.

I would get a lead test also.  

Don't expect to make a whole lot starting out as it is going to be a testing period.

Continue tweaking, adjust, split testing until you find something that works.And, as the others stated, be patient.

It is labor intensive but you can find good off market deals this way. 

For those of you who have had this installed in your rentals, how has it stood the test of time?

This has become a lot easier than say a year ago when I was starting because now after a while of doing it on my own I can just email my PM and ask his opinion of an area or address.Obviously it’s more time intensive during a turnover but otherwise it’s usually 2-3 hours a week excluding research or looking at properties.

Has anyone had their property tested yet?
