I would perform a test during due diligence to see if it is working properly, and if it isn't calculate the cost to repair and demand as a credit at closing.Make sure you build in the cost of pumping.

This has become a lot easier than say a year ago when I was starting because now after a while of doing it on my own I can just email my PM and ask his opinion of an area or address.Obviously it’s more time intensive during a turnover but otherwise it’s usually 2-3 hours a week excluding research or looking at properties.
