Mine has a clause that reads: "Tenant shall be charged for repair of drain blockages or stoppages, unless caused by defective plumbing parts or tree roots invading sewer lines."

Then in 2015-2016 I got serious about wanting to change mine and my families future. 

You need to actually collect it.Not only does it fail to incentivize them to pay on time if they never have to actually pay the late fee, but in some states (like mine) you actually could lose the ability to charge a late fee if you don’t enforce it because your failure to collect it could be seen as a waiver of that term of the lease.On a side note, I personally wouldn’t have renewed their lease.  

Hi @Terry Fox I did evaluate them but after rehab I spent $277k on each duplex I bought and I’m getting similar rents as the brand new ones since mine are updated. 

I had reached out to a previous customer of mine that I did a kitchen and bathroom remodel for and asked him if he was interested in investing.
