I was going to say two months rent but if it takes 73 days on average I'd go with option 3 and return the unused portion once the property is rented out (so if it takes 75 days return a half months rent).The good news is we're in April - a lot of people are looking for housing at the moment. 

Doesn't need to be anything fancy.You could even give them a separate document that you staple to their lease that has this information in a larger font.Also you will have an idea if they could qualify since you will have their background check and credit score.

Document damage and gather any other info I need to win the case3.

Just let the attorney know what you are trying to do with your lender (amount, interest rate, length of loan, payment made in full at sale of house, etc) and they can write it all into the document.

You can use the proceeds from the primary side however you want.So good news all the way around for you!!

I have encouraging news---my tenant informed me that she has signed a lease for a new apartment beginning 6/1.  

They document the how for multifamily investing fairly well.  

My wife is on board but she's looking for a plan, I am sort of a type A person and really like to write things down so I plan on documenting my plan. 

I've created a Facebook page ( Tide Roller Properties @tiderollerproperties) to document progress. 

I also read somewhere that I should look into my original loan documents, but since the loan has been sold to Dovenmuehle, I'm not sure if the original loan documents are still applicable.Thank you!
