You just need to use/transfer at least as much as the sale price and the loan amount (or was it principal). 

It doesn’t matter if your buyer transfer title to someone else or not….the mtg on the property remains.

There may be some transferable skills and things you can take where you aren't completely starting from scratch in going the trades school route.I think other considerations would be where you are in life financially, educationally, and from a professional development perspective.
