I usually buy them rent-ready, but I'll bet there are some investors out there who would love a condo from a wholesaler.  

I background check the property they are selling and it is totally in different owner.

I would describe them as cumbersome, expensive and typically totally unnecessary. 

Each bank underwrites differently, but I would bet 95% of commercial banks would be overjoyed to have your equity rich, lightly encumbered business. 

I told myself ahead of time that whatever the inspection report comes back with, I had up to 5k in total to spend on the house.

I would also bet some are owner occupants wanting to get in the area, paying retail and the income from other unit makes their purchase possible.

I have always had 80-90% of my total net worth invested in real estate and the rest liquid as a cash reserve besides maxing out my IRA, SEP IRA or Solo 401k for tax purposes.

This is totally false. 

Based on some of the information I have gathered from Brian, along with some of my own research, I believe a crowdfunded deal or a private lending opportunity may be my best bet with this vehicle.
