Do you have MLS access and can you find comparable sales?

Hello All, Learning RE investor here, own multiple rentals, but acquired them while in the military and bought to live in, not bought as rentals firstly, but turned them into rentals when i would move to my next duty station.

I also when its someone new .. will google street view.. get the person answering the phone to describe what her office location looks like  or I will say hey is that a McDonalds across the street from you when I know its a burger king.. then the other thing I will do is make them recite some information on the hud that a scammer would not have access to.you simply cant be too careful.. millions of dollars a day are being lost in this manner. 

Compare the profits from flipping (accessing the equity) that you could have right now, to your monthly CF (total).How long would it take your cash flow to equal your equity?

Over the past 6 months I have been cramming as much knowledge about different investment strategies and have been extremely excited that i have gotten the chance to apply what I've learned and create some passive cashflow.I have 3 current buy and holds and would like to acquire 2 more before the end of the year.

But, I want to acquire multiple properties, and the more funds & borrowing base I have tied up in one property, the few properties I can acquire.
