For local area success you have to pick a strategy and stick to it, like:Focusing on investors (BiggerPockets)Social media and/or youtube for your leadsExpiredsRenters to buyersFor sale by ownersWork for other agents at open houses to generate buyer leadsPay for leadsAttend or put on eventsJoin a team that provides leadsThere are so many possibilities. 

So taken as a WHOLE, there's a lot of opportunities for errors and getting  the project derailed ( ie. losing money )Case studies on YouTube seem to help me get more of a concrete hold on each step, but again experience is 100x greater than a book or forum post.

Furnishing the whole house, TV's and buying all household items,(depends on how big the house is, how many bedrooms) Cable/youtube/Netflix or something like that, pest control, AC is one not to forget if you don't have a system less than 10 years old, just a few things  I thought of right away.

Search Google for "Joshua Tree","Joshua Tree Music" "Joshua Tree Art" .

Not sure if it would be useful in Canada or not but there’s also a lot of YouTube videos that do similar.
