Many REO's have an online system to submit offers that go directly to the asset manager making the decision, and the REO agent, is acting as more of a property manager.

@Russell Holmes, every deal is different and with each one you learn more and more so don't bet yourself up.  

These are things like:  talking to people,  getting over the fear of the phone, hard work , taking risks and betting it all, handling failure and rejection, perseverance, and picking yourself up off the floor, dusting yourself off and doing it all over again.

Also, find out if your city has code violations and eviction data online or otherwise available.

Aside from Biggerpockets (which is a great online resource no doubts there!)

We track the foreclosure in the county's online court records system.

I'm willing to bet top dollar that college education would be a better bang for your buck than a self-study seminar peddled by someone selling you real estate "snake oil".

If you can take a picture of the serial number and find the same TV online that will suffice.

Obviously, if someone wanted to know who owned the property it’s real easy to look up online, but at least there would be a buffer between tenants and us as “owners”.
