There definitely appeared to be installer issues that I might attribute to the franchisee, but they were trained by the company.I've had torch down rubber roofs for 10 years and repairs to them are fine.

Training or experience are the only safe approaches.

You could probably go after high end mansions to renovate with lots of upside but the time to flip those is long and presents risk to your capital being stuck in a market cycle that has stalled and started to go back down again.This is why many are not rehabbing at all but flipping contracts and letting others take that risk.If you can sell a contract and make 5k quickly versus rehab a starter home  and take months to make 15k to 20k it doesn't make sense. 

These are professionals with additional training and a stricter code of ethics.

In fact, even if the training course is related to property management, claiming that you needed to spend $30k on education while collecting merely $15k in rent per year is a flimsy position. 4.

I'd say 10% of the appraisals that we order are wildly inaccurate and appraisers have far more training, experience and licensing requirements than brokers- at least in my state. 

Another principle isthat you can train your brain to work for you while you sleep.

MY SUGGESTION: invest in yourself by buying hard copy books and training on the foundation topics you wish to develop skills (RE legal, title, escrow, financing, notes, etc.).

I am not an expert of the area (I focus on Miami and Broward County), but I have been monitoring since 2021 because some friends bought there multiple properties and lands.Two years ago, because of post pandemic, many developers (including Lennar & the other usual building in FL) started building a lot, prices went up up up and since last year, market stalled and now they are coming down again. 

Before you pull the trigger on anything I would get some training or find a mentor in your area willing to show you the ropes.
