That went to a training session on how to do sub two.. they had no real capital. but were gifted in research and closing deals.Well they did about 30 of them.. with the strategy to build CASH flow on the delta.they took title sub too then sold the houses to owner occ on land contracts which they recorded. 

@Jonathan Finucane Annexation became a toxic subject along with Cityhood this sessions and there were no annexation bills introduced or passed.

I suppose such legislation might have escaped my attention in the last legislative session but I doubt it.

Between that, being a church musician, cantor and lector, giving business presentations on the job, giving break-out sessions, seminars and workshops at international symposia and talking to others about my other affiliations, I have some 50 years experience with public speaking.

This legislative session they were asked to sponsor legislation to allow for an out of court binding dispute resolution process that would empower home owners in enforcing HOA laws with an affordable, expeditious, and accessible venue to resolve disputes (a process recommended in a State HOA Study); end the abusive, excessive, and illegal HOA Transfer fee on home sales that costs home owners millions of dollars each year; to limit the excessive collection of fees and lawyer assessments on HOA debt; and most recently provide financial relief to small HOAs in the property manager licensing program.

I'm actually leaning on my dad to possibly attend some of the networking sessions for real estate investors in Boston to start building up a base of contacts that may be able to help refer some good options.  

I would try to go to a court session there to see how they operate & talk LL's who are dealing with the Essex system.

When I heard of the Banker's Code, I was all about finding an easier path.George Antone and Gary Boomershine were promoting the Banker's Code via signing up for a personal phone consultation with them, I was supposed to have a 1 hour session with one of them personally.

Our monthly meeting here in Richmond usually has a "deal-maker" session attached and you can often find off-market deals presented there that aren't on the MLS.
