Our insurance for a family is like $1400 a month and it's a $3000 deductible per-person, which means for the privilege of paying $16-17k per year of premiums, I get to pay another $12k out of pocket before the insurance picks up anything.

We were told by lenders that we will have to either have proof from our employer that we are allowed unlimited telecommuting privileges (which we couldn't get) or we must work within a certain distance in order for it to qualify as a primary residence owner-occupied loan.

If you have a 5 year plan to buy a place, feed an average $100/month negative then resell expecting a $100K gain over purchase price but you hit a couple of years of stagnant growth and it is only worth $50K more then you paid $10K for the privilege of owning the house (cost will be worse since this ignores the selling costs).
