I know this is what screening a tenant is for, but still can be a bit sketchy.

I know I'll have to do major screening but seems to be very successful/passive as someone who at one time had 200 section 8 SFR rentals.. there is a lot of miss information about the program..

@Michael Baum Thank you, I didn't know it was Evasive but honestly thank you it seems like to alot of people that it was a bunch of jargon/mumbo jumbo and I need to be straight forward I took everyones advice and have actually been getting more replies I've only been calling and emailing landlords/apartment complexes for about a week now so I'm still green but thank you for your feed backIt's hard to show gratitude through a screen but really thank you Micheal truthfully, I will/have make more changes I definitely don't want to be evasive.

They told me that they've rarely had a screen crap out, but if it does, they told me that I could buy a new one from them if I wanted, but could likely get a better deal from Costco and easily pop it in.

There are more serious red flags that come up during the screening process. 

You don’t really have to enter passwords anymore, most channels load the activation code option, the few that don’t load it have the option on that log in screen to do it. 

And given that, in a major city, there are hundreds of houses put on the market weekly, you need a method to efficiently screen properties to make sure they won't bleed money before you spend time analyzing, touring them ect. 

As for other amenities, some crowd-pleasers that won't break the bank are coffee maker + starter pack of pods, basic workout equipment (yoga mat, resistance bands), phone charging stations by the beds, and basic kitchen essentials like olive oil, salt/pepper, coffee filters, etc.
