They all have different opinions, unfortunately.There have been several threads on this forum recently that discussed LLCs and asset protection in depth, including this one. 

@Garrett Sowle, thanks a lot for your in-depth insight on using FHA and it benefits like better terms, lower APR and down payment.

I haven't had any in-depth conversation with them yet.I'm curious to know what are some of the positives/negatives of this type of relationships.

Like everybody knows, CA is really expensive and I'm looking for cashflow over appreciation (and a lower entry price) so I've been trying to decide where in the US I should start looking in more depth.

Some properties are turnkey where factors can determine whether your knowledge base will suffice or you need a more in-depth view others are heavy deep renovations where it would be a best investment protection to know what you don’t know; possible septic issues, roof, mechanical electric... then it’s best to get a pro if your a pro or have one.
