The drywall is perfectly taped, floated and textured, but we need to get in there and check the electrical.  

While it's just as possible that rates could improve tomorrow (after all, if lenders already "knew" that rates were going higher, they wouldn't be wasting their time offering you lower rates today), the classic lock/float quip applies: it's better to lock when you should have floated than to float when you should have locked.

Can't you try to get a home equity line against the investment property that will float you both until you get set up?  

So many newbies drift away.That first step can be daunting, but sounds like both you and your partner have some great crossover skills.  

There's too much crap floating around about what's legal and what's not when it comes to investing...why muddy the waters even more?

Be it Bill B. the attorney guru or the Option Queen or anyone else, there are still old strategies floating around which can be incorrect or even illegal. 

Any floating system would work.

Also, if you are laying vinyl in a large area I would recommend using vinyl planks that have a "locking" edge or at-least an overlapping edge to help keep them from shifting or drifting.  

He warned about the gaps, peaking, and other problems sometimes associated with floating laminate flooring.
