It is pretty easy to keep it fully occupied but it does mean I turn away a ton of people who want a lease that doesn't quite fit my requirements. 

However, consider STR seasonality, local regulations, and management demands, and ensure your equity loan and new primary residence costs fit comfortably within your budget.

There's also plenty of existing assistance out there, from 3.5% FHA homebuyer programs to Section 8 to SSI/VA disability, etc. 

**Tenant Screening**: The Section 8 program will cover a tenant's rent, but that doesn’t mean you should skip tenant screening.

There’s huge retal income potential if you nail that balance between improvements that wow tenants and improvements that merely look fancy but don’t justify higher rents.I’d also keep an eye on how your high end plan fits the local demand.

Some programs will do the full LTV that a long term rental would have and some lenders will reduce the LTV by 5%.

Big Banks like Wells Fargo, BOA, Citi, US Bank, and Chase utilize lending programs aimed to service large swaths of depositors.
