Wow....this charges are ridiculous..... when I see that type of stuff I truly think the PM is "fishing" and hoping that the tenant will just concede since some may think they have no rights and wont put out the effort to fight the charges.I had a landlord do the same to me when I was a renter.....

I assume I can easily NOT renew a lease if I am moving into the unit as owner occupied and the tenants shouldn't be able to fight it.Thanks for all advice and anyone who would like to connect online or in person for a drink and to talk REI.Scott

I guess I am a skeptic that thinks between the deductible and the claim fighting that I won't ever get any benefit from the insurance itself.

But now that it's over,the fight begins to find that next client.There is so much to learn and so much to do that it seems overwhelming.You have to accept that it's going to take time and instead of trying to do a ton of things at the same time,pick one or two tasks per day and devote the time to getting those done.Small and steady steps will keep you moving forward,that's the game plan.I need to build a website that clients will enjoy seeing and using.I have to reach out and touch every person I know or use to know and still talk to on Facebook.I'm planning on a lot of lunches and dinners with former high school classmates and fellow employees from my previous career of 20 years.

Hi friends,  purchased my first rental in may this year, got it rented in mid June, signed a 12 month contract with tenant, about a week ago tenant sent me an 'official' email that there is a mice/rat problem, although there were cheaper options I went with professionals who were charging me 7-8x only because this is a long term investment and I wanted to get it solved, the pest professionals sealed the attic and set traps, they followed by couple of times to remove traps and refill bait boxes, my tenant now sent me lease termination letter citing health concerns due to mice/rat problem, they paid for current sept month and said that I can keep half the deposit for Oct.What should I do here, they have three small kids so I understand the reason for concern but I am also doing my best to solve the issue, should I go ahead and accept their termination or should I fight it out, not sure if involving lawyer is good as I am trying to make some cash flow and not lose it.. please advice also I am from Texas and would love to hear about TX law on this.

As @Kristina Heimstaedt said, if they fight back on it, then they're not the tenant I'm looking for. 

I had one file an adversarial proceeding against my company-totally bogus but I had to spend money fighting it in court. 

There are plenty of emails from the owner and texts from the foreman regarding my patience.I regret not fighting for the layout the architect laid out in the plans.
