What I look for if it's not a cash buyer: large option fee, 2nd option fee after 1st one expires is also helpful, min 30 day closing, EM is always refundable so I really don't care if it's $0, buyer to cover $x amount over appraisal (if appraisal comes in short this is very enticing).
