You have to exclude the gain only if the rented space was separate dwelling unit ( duplex).

Then you can convert an existing structure or add a new Accessory dwelling unit on the property which can be rented for additional cash.All the choices have their pros and cons.

Hi @William Godbe You will need to get a dwelling fire policy for your rental. 

Texas code Sec. 92.010 says:  the maximum number of adults that a landlord may allow to occupy a dwelling is three times the number of bedrooms in the dwelling. 

Depending on the carrier this can be exclusive to Category 1 and above Hurricanes or it can also include Topical Storms and/or Tropical DepressionsTropical Cyclone - A little broader in that it will generally include any storms that originate from the Gulf of Mexico regardless of the status (hurricane, tropical storm, etc.)Wind and Hail - The broadest in that it not only covers any storms originating from the Gulf of Mexico but any wind and/or hail damage regardless of where it originated fromThe reason why you need to pay attention to this particular deductible is because it will be percentage based deductible; keep in mind that this means that if your cost of insurance on the dwelling increases, so does the deductible.

But accept that these things DO happen, it isn't necessarily you're fault, and deal with it as any business deals with an unforseen problem—quickly, responsibly, and without dwelling on the misfortune.

Hey @Greg Tomita, I haven’t had any one-on-one experience with cleaners or handyman in the Greater Phoenix area, as of yet (I opertae a few STR dwellings in Europe and will be expanding to top vacation locations in 2018)  but here’s a simple search query listing more service providers than one could handle.

I'm really going to try to add an additional dwelling unit to every flip I do going forward. 

Just a quick note about shirt-term rentals in Louisville...they are illegal in multi-family dwellings (3+ units under one roof).
