I have been married to my husband for 10 years we have 2 girls together and he has 2 adult girls and i have 2 teens all girls .but my husband got that title when he was 20 now he is 44 but i can tell you from my experience its been rough over the years cause people love to judge but forget how easily something like that could happen to themselves or there own kids .i am currently looking to find a place for my family cause the lady i rented from for 10 years decided to sell.

Does my title doom me in real estate?!?! 

He worked with a small venture capital firm in town for a while and he is currently the GC for a big title company.

The one big hesitation we have is that it seems like you can not deed the title into an LLC (for asset protection).

Title companies are another great resource. investor friendly title companies work with investors daily.

I've read through everything everyone has said, as well as carefully reading through the sales agreement and the final closing papers (that I did not sign but requested from the title agency)...

Carrying costs in purchase and or rehab is financed, cost of capital on refi, re-recording, title, updated insurance, etc. their are many costs at play after initial funding then to transition long term unless your straight cash on the front end.

Check with your local attorney/title company as many times you can void your owner's title policy with a quit claim deed.
