I've felt the same about Union City...particularly the South side near the Heights & bordering Weehawken.

Well this past weekend I was talking with one of my family members about real estate and they told me an interesting story that I thought was worthy of sharing.My family member told me they bought their first home on the border of Detroit and Dearborn back in the early 90's for $18,000 and shared it with a few of their friends.

Hi Sevag,My opinion, the best best for rentals in terms of ROI and maint is the northern bordering suburbs of Detroit.

My friend has said he asked about it years ago and was given hard core "What they did borders on fraud" and hardcore "This goes on every day.

I think I'm leaning toward investing across the border in AZ or NV which are within a 4-hour driving distance if I need to go over and check on my properties once a month.I feel like I'm a bit at a crossroads at the moment starting out. 

As a flow through entity it allows Canadians to benefit from the tax treaty between Canada and the US and get a credit for any taxes that they pay south of the border. 

I'm here in Boise, about 45 minutes from the Oregon border (Ontario is close) and researching areas to place my focus on.  

The property borders Southfield (8-mile and Evergreen), property is around $45k (0subject to negotiation) and may require some renovations.

We have a few single family rentals in Manchester, West Hartford and one on the border of Hartford / West Hartford.
