Data migration is a costly exercise and many times very labor intensive. 

Looking at this picture I'm wondering if you could hang a small weight to add some down force to the chain, at the off chance this is some crazy physics anomaly that's causing the chain to perfectly float up and get caught, the weight would help promote it back down....

You may have answers to some of these questions already, but it is a good exercise to have some clarity on those goals, then you can forge the path to get there.

Many investors will tell you that they started where they live since they know the area and can physically visit the property if something goes wrong.- You can find your local real estate investing meetups.

You got title of the property but they got physical possession if they're in the property.

For example, I would tell them that if they leave in less than 15 days and there's no physical damage to the property, I will hand them their deposit and give them back the entire month of June rent so they have money for a new place.

And then when you sell the property if they exercise the option you could then 1031 the property.   

You can do it if you have the right temperament, but there are tenants that will try to push females around, intimidate physically, etc.

There is a statute that governs the exercise of fiduciary powers of corporate trustees (other than banks) that you have to follow to give the LLC trustee powers so to speak.
