Agreed, and even then, most banks will use the purchase price for upwards of a year.I don't know if you're trying to use the value as a way to borrower more, but if you are, that's not a viable tactic in this market.

I believe most of the books in the library have been somewhat vetted or they wouldn't have purchased them for agents.I also know that there are investor oriented materials as I know many Realtors that have spoken about so and so's method or system and a few Realtors attempt to incorporate investor tactics into thier business.I was hoping some of the established investors here would provide some suggestion, not only as to a book but what to dig for, what interests you or the majority.

However (unless i change tactics) ill only be buying properties every 2-3 years as thats how long it should take US (me and my tenants) to pay the latest purchase off.Im open to suggestion for improvement.

Craigslist FRBO's don't want to sell or they don't want to work with investors, companies or a third party.I will fine tune all this information and make another round with Craigslist before I try another marketing tactic.
