I have ten thousand reasons I would do this over the stock market (and I am an Investor Relations analyst by day, my hubs is a trader on his off days, we are both in O&G and KILLING ourselves to move everything into RE as quickly as possible.)

As well as get familiar with hard money lending and local bank portfolio lenders.I would join the Seattle REIA immediately and start networking and looking for any opportunities.I would immerse myself in all things REI and pick an initial niche, where you are right now I would definitely recommend that you start with Flipping starter homes since theres a huge need and market for that product at that time and it has the least risk and will also help you start building your capital at a similar rate to crypto investing because if your returns can't beat being a crypto day trader then it's pointless to even do REI for you at this time.
