Having said that, the best course of action is to tell the tenant what day and time the appointment is and explain if she wants to be there for it that's fine, if she can't be there, that is fine too, the workers will be entering her property without her being there.

Your current RE seems like a fine asset that I would not consider selling to enter most other markets.

Technically speaking a buyer and a seller being in a dispute on what happens with their earnest money isn't something that would prevent the seller from entering into another contract and selling their property to a different buyer.
