It is a personality type.This is also why when I stay in hotels I choose Hilton properties so I can bypass talking to the front desk and use my phone to check-in and open the door.

Just pulling something from the internet (don't trust everything you see so take this with a grain of salt I'm not a lawyer): "If the building in question isn't officially designated as an SRO or hotel, it is illegal for landlords to rent individual rooms to tenants for a number of reasons, including that it could allow landlords to evade the maximum rent permitted by the Rent Stabilization Law and Code."

Sure houseing prices have slowed or maybe decreased some, but overall cost of ownership probably up with the higher interest rates.Has it had an effect on hotel rates/airline tickets?

They do require that a permit be acquired (super easy) and hotel tax get paid (a little more complex but there are ways to make it easy), but otherwise there are no regulations to speak of.  

@Sushree Mohanty, yes our market has over 40,000 STR units plus hotels.

It is an independent 50 room hotel and I want to make it a franchise hotel which will bring in way more revenue then what we have now.

I think the job would take a solid 3-4 days to complete, but the family doesn't really take vacations and I don't want to pay for a hotel for them to stay in during the time that job is done - even if they left, the amount of stuff to work around is troublesome.  

My girlfriend wants to come with me to the conference just to be in the hotel and partake in the all-inclusive parts of the hotel.
