Rate caps are around 5-6 for 4-plexes in decent areas.

They had a 4-plex come online and I asked if they would accept financing on it and they said they would.

I just did a quick search on HAR.com for Brookshire and it looks like there was a pending duplex and an active 4 plex (katy).

He's been living in a four-plex that I don't own so has learned about some things being there.

I own a 4 plex, 1 single home, 3 x Duplexes , the good properties in good shape typically fly off when they go for sale literally in one day, usually ones you see on market are ones need quite bit work to get them to rent.

if you bought off market, you should have some decent equity...Sell both and get a 4 Plex@Jeff White, you have good problems...
