Like the previous post said pricing will depend on condition and many Yorba Linda renters expect at least a moderately updated home. 3 bed 2 bath start in the $3,000 and will go up from there depending on location and amenities.

If it is later in the project, and most of the money is spent, well that is where reserves come in (hopefully those aren't blown through).If you have more time than money, you go in and do work that you would prefer to have hired (i.e. cut new beds and put down mulch yourself versus paying the landscapers...).

Once you know your market well enough, your brain IS this tool for you because you can look at a house when you're driving down the street and have that gut knowledge almost right away if it's in a good area, what price point you'd need to hit to break even, how many beds are desirable, etc!
