Once they leave I would put a big for rent sign outside so that the ex will know that they are gone and not start problems with the new tenants.Aggressively market the property and quickly get new tenants.

If somebody spent $2 or $3 mil to put up some really nice new apartments someplace, then they clearly selected that location using specific parameters.

I think I would come close to allowing her out of her lease assuming she funds someone who passes your screening requirements and signing a lease with her replacement.
