I'm considering a Holding-Operating strategy for MF property management in Texas.

Investment Info:Single-family residence buy & hold investment.

For those that chose to buy a home at a duty station they then have to decide to sell when they are transferred or hold on to the property.

Sounds like a great idea but a difficult property to actually find .., the mixed use part throws things off

I highly suspect maintenance/cap ex over long hold to be closer to $400/month than $132/month and it will in no way be $0/month and leaving it out to inflate the return for any reason including it has just been rehabbed or is new construction is absurd and misleading.   

But currently my goal is only to continue to buy maybe 1-2 off market holding/investment properties a year, so I generally didn't use these services enough to continue the subscription for long.

I have some ideas on how to structure this second goal, but would love to hear your feedback and other thoughts. 

A lot depends on whether you want to hold your partnership together, or blow it up?  

The strategy here is a BRRR 2.0 in the sense that we will not be keeping the duplex but selling for profit as mentioned earlier in the thread to start building more capital for long term holds in the future.
