The big benefit is that you continue to build wealth faster because you have more net cash to invest as opposed to paying it to the government. 

But then leveraging you purchase afterwards will allow you to build your portfolio faster.

If you dont , things can go south faster than you realize .  

You can write your own loan, it's faster without problems and you know the money is there.Even if you are approved, there are other things and people that can stop your deal;  an underwriter looking only at your paper work, an appraisal, the the car loan you just got, your credit score going down for some reason ..... 

It's been proven than professional photos will help sell a home faster.  

The only time I would give weight to a listing is when there are limited comps, which is not to say that I wouldn't look at listings.

IMO the benefits are likely that it would sell faster since people could visualize the spaces and you may get a higher price by using high end furniture. 

I work with over 100+ agents alone, to make this a faster process ill slice the number in half, so basically out of every 50 literally 48 of the agents sit in the office everyday, the other 2 are actually engaged with the clients and work outside of the office only going to the office for routine meetings and closings.

So the question is, could better staging earn back the $10k in cost in terms of faster sale or higher price?  

It is really hard to say if I can sell it for more given these off setting factors and I'd prefer to sell it faster than then for more money anyway.
