@Sandy G. you should implement multiple strategies, some of which have been suggested here. 1) reaching out to brokers2) networking with local RE investors3) you can do direct mailing - either buy a list from listsource or similar OR build yourself by navigating through http://tax1.co.monmouth.nj.us/cgi-bin/prc6.cgi?

Join a local Real Estate Investment Association and network and meet people. 

In talking to my CPA he said that "the local Big Boys" who have access to an army of attorneys do not use a Series LLC.

Network your a@@ off with different RE professionals in your area. 

Try networking with other investors through a local investor group.

This company does not provide leads, which may be problematic for me since I don't have any significant network built up in Las Vegas.  

I'm not a lawyer, nor CPA, and you need specialized advice.But here are some suggestions:- since you are dealing with partners, you need to have things very clear (what do you think it happens with the multifamily and the joint account if one of the partners hits someone's Lamborghini and crashes into a mansion and/or putting a person into hospital?)
